What if I have a concept plan but want it modified?
We can absolutely work with any set or partial set of plans you have. Incorporating new ideas and today's methods with the concept plans you have is a great starting point.
Do I need a Contractor/Builder?
No, you don’t, but if you have a preferred builder or contractor you have worked with before, we are happy to work with them, we can find a builder after our drawings are ready.
Do you handle permit submissions?
We help the homeowner navigate this process with our permit-ready drawings and support throughout, clarifying and answering any questions that arise. JS Design Solutions is not a licensed contractor and cannot pull construction permits, but in Wisconsin, the homeowner or General Contractor can. If you can manage this yourself, we are happy to take a step back to save on cost.
Do you work with any budget?
Our process starts at the beginning understating what the project construction budget is, and the design service budget is. With our wide range of services available, our proposal will outline in detail what is included and not included for us to stay on any budget. Services can be added or modified before signing, so we hit those expectations.
Can you design energy-efficient or sustainable homes?
Yes, we can integrate many forms of passive design, increasing the home's efficiency. There are also many ways we can utilize new and time-tested building technologies to improve the home's building envelope, maximizing the home's potential above a standard builder-grade home.
Do I need an Architect?
Yes, you need someone who can look at the project from all angles, keeping an eye on design and away from tunnel vision focused on faster and faster building habits. A general contractor can offer free or low-cost design services, but remember, they get you in the door and will charge 20%-35%+ for overhead and profit on everything built/designed. Normally, our design service fees and eye on detail keeping the contractor honest always out weighs the cost.
